Villas in Alibaug for Corporate Offsites: Matching Team Size to the Right Property
By Privy Stays · October 15, 2026 · Travel
Teams planning an offsite often start with a list of villas. It is usually quicker to start with two numbers: how many people are coming, and how many of them will be sharing a room. Those two figures narrow a long list to two or three properties, and the rest of the decision, the spaces, the logistics and the feel of the place, is easier once they are fixed.
This guide matches team size to six Privy Stays villas, using what each property page and our corporate offsites page state. It is a shortlisting aid. For the wider planning, from agenda to budget, start with our complete guide to corporate offsites near Mumbai.
Quick answer: For a leadership group of up to ten, look at Triangulla Villa. For 12 to 18 people, look at Pinnacle Villa or Circulla Villa. For 20 to 30, look at Coast House, Elantra Villa or Casa De KTN Villa. Beyond 30, or if you need formal meeting infrastructure, a hotel or resort, or a split across two properties, will usually work better.
Start with base occupancy, not maximum occupancy
Every villa page lists two figures. Base occupancy is the number the bedrooms are set up for, and on the villas below it works out at roughly two guests per bedroom. Maximum occupancy is the ceiling, and reaching it means colleagues sharing rooms or extra beds.
For a senior group, plan around the base number. Use the maximum only if your team is comfortable sharing, and ask how extra guests are bedded and charged, because the property pages do not state an extra guest charge. If you want a rule of thumb for villas generally, our guide to villas in Alibaug for large groups explains how to size bedrooms against the group.
What a villa can and cannot do for an offsite
A private villa gives a team something a hotel conference room cannot: a single space for sessions, meals and downtime, with no other guests in earshot. It is not a conference centre. None of the property pages we checked, and not our corporate offsites page, describes a dedicated meeting room.
In practice, sessions happen in the living room, a lounge or a shaded outdoor area. Most of the villas below have an air conditioned living room, Coast House has an open living space instead, and power backup is listed on every one. Wifi is stated on the Pinnacle Villa page only, so ask about speed and coverage for the others, and check whether you need to bring a screen or projector. Our sample offsite agenda shows how work and downtime can share one property.
For a leadership retreat of up to ten
Triangulla Villa in Mandwa has three air conditioned bedrooms, with six guests as standard and up to ten. There is a private pool, a hot tub, a fire pit and a poolside dining area, set in enclosed grounds. The living room is air conditioned and backed by power backup. The page lists Mandwa Jetty at 10 km, about 20 minutes away.
Three bedrooms suit a group of around six best, so treat ten as the upper limit. The page notes that the central spiral staircase may be a concern for anyone with limited mobility.
For a team of 12 to 18
Pinnacle Villa has four air conditioned bedrooms, with eight guests as standard and up to fifteen. It has a 15 by 34 foot private pool, a central living hall, an indoor lounge, outdoor dining and a large garden. It is the one villa here whose page lists high speed wifi, and it also lists secure on site parking with dedicated EV charging. Mandwa Jetty is listed at 8.5 km, about 20 minutes.
Circulla Villa has five air conditioned bedrooms, each with an attached washroom, with twelve guests as standard and up to eighteen. Its fully air conditioned living room is described as a central gathering space, and there is a lawn with poolside seating around the private pool. Mandwa Jetty is listed at 10 km, about 20 minutes.
For a team of 20 to 30
Our planning guide suggests villas generally suit groups of roughly 20 to 25 or fewer, so this is where you should look hardest at sleeping arrangements.
Coast House in Mandwa has six air conditioned ground floor bedrooms, each with a king size bed and an attached washroom, plus a family room with two king beds. Twelve guests are standard and the maximum is thirty. Shared spaces include an open living space, a dining patio, a garden lounge and an outdoor fire pit, around a private pool. The page describes it as a calm retreat rather than a party venue, which suits a working group. Mandwa Jetty is listed at 4.7 km, about 12 minutes, the closest of the six.
Elantra Villa in Alibaug has seven air conditioned bedrooms, with fourteen guests as standard and up to twenty eight. The private pool measures 20 by 42 feet. Inside there is an air conditioned living room and generous indoor dining areas, and outside a gazebo lounge, with a gaming area for downtime. The page says the villa is designed for group celebrations and corporate offsites. Mandwa Jetty is listed at 18 km, about 40 minutes.
Casa De KTN Villa in Nagaon has seven air conditioned bedrooms, each with an attached bathroom, with fourteen guests as standard and up to thirty. It has a ground floor private pool, a rooftop jacuzzi, a theatre room, a poker room and an air conditioned living area, with in house meals prepared on site. Nagaon Beach is listed at 0.8 km, about 3 minutes, and Mandwa Jetty at 26 km, about 50 minutes. If you plan a presentation, ask whether the theatre room can be set up for it.
If your team is bigger than 30
None of these villas lists a maximum above thirty. For larger teams you can split across two properties, which works if sessions can run in a shared outdoor space or if one villa hosts the group by day. If you need a formal meeting room and equipment, a hotel or resort may suit better, and you can browse the hotels and resorts or talk to the team about a combination.
Questions to ask before you shortlist
- Where will sessions take place, and can the space be rearranged?
- What wifi is available, how reliable is it, and is there a backup?
- Is there a screen or projector, or should we bring our own?
- Can the kitchen team or caterer serve the full group at once, at the times we need? Our guide to how meals and caretakers work at a villa lists the questions to ask.
- What are the quiet hours, and are there rules about music or evening activities?
- How are extra guests bedded and charged beyond base occupancy?
- How many cars can park on site, and how will the team travel from Mumbai? See Mumbai to Alibaug by ferry, RoRo and road.
Planning the days around the property
Once the villa is chosen, the property shapes the programme. A fire pit suits an evening debrief, a pool deck suits a relaxed lunch, and an outdoor lawn suits a team activity. Our corporate offsites page lists the experiences Privy Stays can arrange, such as guided treks, water sports, yoga and bonfire evenings, and our guide to team building activities for an offsite near Mumbai helps you choose between them. Before you finalise, it also helps to read the common mistakes to avoid when planning an offsite.
Frequently asked questions
Do these villas have meeting rooms?
The property pages do not describe a dedicated meeting room. Sessions usually take place in the living room, a lounge or an outdoor area, so ask about space, seating and equipment for your own agenda.
What is the largest team a villa can host?
Among the villas in this guide, the largest listed maximum is thirty guests, at Coast House and Casa De KTN Villa. For teams that need formal meeting infrastructure, a hotel or resort may suit better.
Does Privy Stays help with activities and logistics?
Our corporate offsites page describes a curated service covering consultation, property shortlisting, itinerary design and on ground hospitality support. Tell us your team size, dates and goals, and the team will suggest options.
Should we book for base or maximum occupancy?
Plan around base occupancy for comfort, and treat the maximum as a ceiling that means sharing. Ask how extra guests are bedded and charged before you confirm.
